Construction of a two-storey rear extension, the reinstatement of an original front window at lower ground level and the creation of new access to the lower ground level via steps and double door in rear garden. The creation of a self-contained granny annex style flat at lower ground level. The reinstating of the original door internally at lower ground floor level. The creation of an en-suit at third floor level and utility room at lower ground level.
There is something seemingly odd in this application in the creation of the rear extension which is proposed should be zinc clad. Whilst citing other rear extensions added to this terrace, which includes Cambridge House, they are all brick.
There is a present Upper Ground to First Floor half landing WC brick pod rear extension supported on a column, so open below. The new proposal enlarges the pod as a full bathroom, creating a room/space below which seems to be left as steps and a wide-open hallway leading to the garden.
Other internal alterations seem reasonable, in not affecting the existing structure, whilst opening and reinstating some original openings and closing off others that could easily be reversed in the future.
Whilst understanding the principle of showing that the extension is new, and not part of the original Listed Building, allowing this one to be the exception to others in the terrace may not be right. The drawings do not help.
