Erection of ground floor side extension; new roof terrace on top of
existing garage; new roof garden on top of new extension; and new glass
window box.
This is a resubmission application (previous application 15/AP/3519) to
provide a ground floor side extension occupying much of the triangular
side garden to this Georgian style semidetached house built within the
last 20 years to match the style of nearby properties in County Grove
and on Camberwell New Road. There is a minimal rear garden yard
following the angled boundary. So the extension would minimise usable
garden at ground level into three small pockets. The proposal therefore
as before is some stairs up behind the front boundary wall to use the
top of the new extension as a roof garden with screens round set in from
the edge. How usable such a garden is and whether anyone would use this
on view from the street and properties to the rear, being the rear of
properties on the Camberwell New Road, is questionable.
The proposal is an improvement on the previous application 15/AP/3519
that had the roof terrace over the garage as well and the extension
kitchen is reduced leaving a little more garden but nevertheless taking
up most of this. There are trees to the rear of the Camberwell New Road
properties partly screen the boundary with County Grove which this roof
terrace otherwise is viewed from and looks to. Without the tree cover in
winter the view would be open but doubt the terrace would be in use then
or possibly at any time being so exposed.
On the basis of the impact on the adjoining properties and poor amenity
space for a substantial semi detached house the Camberwell Society
objects to the proposal.
