Construction of a single storey rear extension and a two storey front
extension.
The proposed works include the conversion of the existing garage to
accommodate a ground floor WC and utility room, increasing the size of
the front entrance lobby and adding an upper storey to the new lobby
which accommodates a family bathroom. At the rear a single storey side
return takes the kitchen out to the party wall line.
Some of these changes work well — the new lobby allows for a less
cramped entrance and the addition of a family bathroom will be useful.
The adjacent house has already done something similar so loss of
symmetry should not be an issue.
There are some aspects that could be improved:
The lean-to roof on the new two storey front extension is an awkward
element. A flat roof with a parapet lining through with the base of the
front pediment and the flat roof at the rear would be neater, and match
the similar extensions on the house next door.
There is an opportunity to make the most of the new entrance lobby by
creating a direct route through from the front door straight to the
kitchen instead of the present route around the staircase.
Although both the kitchen and study face the garden, they have windows
that are small and have high sills that will limit the residents’ view
out.
The layout of the kitchen doesn’t make the best use of its very large
area.
