21/AP/3468 32 Love Walk: Demolition of existing building and redevelopment to provide 5 residential dwellings

The committee mostly thought this a promising proposal. The new flats
would take the place of a very dilapidated house not thought to have
special architectural merit. The development consists of 4 x 2 bedroom
flats and one studio flat, all having some outdoor amenity space.
Although the private amenity space for the second floor flat it small,
this disadvantage is offset by communal amenity space in the front
garden for the use of all the residents.

The two ground floor flats have landscaped woodland inspired gardens.
Facilities for rubbish bins and bicycle storage are integrated into the
front garden layout

There will be some loss of mature trees, though these are predominantly
self-set, and will be mitigated by the trees to be planted by as part of
the landscape proposals.

The design has sought to integrate the new building into the street by
preserving the front garden wall, which also runs across the front of
the neighbouring houses to the west, and adopting the same roof ridge
and eaves heights as these houses. The front elevation also echoes the
arrangement of windows and doors seen in the detached 19^th^ century
villas at the eastern end of the street.

Some concern was expressed regarding the plain-ness of the front
elevation, in contrast with the other houses in the street, but it was
thought that appropriate detailing could rectify this.
